At the outset of this project the major building systems were technologically outdated and its exterior needed to be cleaned and re-pointed. This project required an upgrade to all its major building systems including a complete renovation and modernization to meet current codes including seismic, ADA accessibility, fire/life safety, etc. This project was divided into four phases.
Phase 1 included exterior cleaning and re-pointing, replacement of the cooling towers, primary electric systems, utility connections, select life-safety and ADA upgrades, installation of a green roof over courtyard 6, sprinklers and HVAC in the White House Visitors Center ceiling and the renovation of approximately 100,000SF of space in courtyard 6 infill.
Phases 2, 3, and 4 included installation of new interior security windows, installation of a new perimeter security system, replacement of electrical distribution, storm water, plumbing, HVAC,, ceiling, lighting systems, abatement of hazardous materials, and installation of new fire alarm and sprinkler system. Also were a remediation of existing structural issues, replacement of failing interior walls, retrofit of stairwells to mitigate seismic collapse and installation of other tenant improvements. The work during phases 2-4 renovated approximately 1 third of the building while the other 2 thirds remained occupied. WBG was instrumental throughout providing quality and cost effective design and document review.
